Where the renewed lease contract exceeds the amount of security deposit under the proviso of Article 2(1), the parties to the contract may claim an increase or decrease in the rent and security deposit in consideration of taxes and public imposts on commercial buildings, rents and security deposit of the surrounding commercial buildings, other burdens, fluctuations in economic conditions, etc.[This Article Added on Aug. 13, 2013]
