(1) A servitude is transferred along with the ownership of the dominant land as appendant thereto and is subject to any rights other than the ownership existing over the dominant land, unless it is otherwise provided for by the act of creation.
(2) A servitude may neither be assigned nor made the subject matter of any other rights apart from the dominant land.
